Each physical asset goes through a crowdfunding phase where users invest as low as $1 into the item. Once the asking price is reached the asset is bought and participants can claim their tokens in proportion of their participation.

What is Asset Tokenization?
Asset tokenization, also called fractionalization or crowd-ownership, is the process of emitting tokens that together represent the ownership of an underlying physical asset.
In Diversified case, those will be ERC-1400 tokens (The Security Token Standard) registered on the Ethereum network.
The advantage of using digital tokens is that they are more secure and liquid and as such can be easily traded on the blockchain ecosystem.
